SMS Marketing for Real Estate Builders, Brokers and Plot Developers
Our SMS marketing for real estate helps builders and brokers announce launches, confirm site visits, follow up enquiries from property portals and send construction-linked payment alerts to buyers, all with DLT-approved templates and consent records.

Real estate firms use SMS for project launch announcements, site visit confirmations, lead follow-ups from portals and ads, booking acknowledgements, construction milestone payment demands and handover updates. Launch offers are promotional and need consent or non-DND numbers between 10am and 9pm. Site visit and payment messages to existing leads and buyers use the service route.
Instant lead acknowledgement
Reply to portal and ad enquiries within a minute of the form fill.
Site visit confirmations
Send the location pin, time and sales contact before every visit.
Milestone payment alerts
Notify buyers when a slab or stage is complete and payment is due.
Consent-first campaigns
Launch SMS only to opted-in or non-DND lists, with STOP handling.
How SMS marketing for real estate works under DLT
Property buyers compare many projects and talk to several brokers. SMS marketing for real estate works best when it is quick and specific: an acknowledgement the moment a lead comes in from a portal or Facebook ad, a site visit confirmation with the sales manager's number, and a reminder the morning of the visit.
Many builders bought phone lists in the past and sent launch blasts to everyone. That approach now runs into DLT rules, DND filters and the DPDP Act. Build your own list from enquiries, walk-ins and expos, record consent, and you will reach people who actually want to hear about your project.
Route for each property message
Builders send both promotional and service messages, so register headers for each.
- New launch, pre-launch price, expo invitation: promotional, -P header, 10am to 9pm.
- Enquiry acknowledgement and site visit confirmation: service explicit, needs the lead's consent from the form.
- Booking confirmed, agreement signing date: service implicit, -S header.
- Construction stage complete and payment demand: service implicit.
- Handover date and registration appointment: service implicit.

Compliance points for builders and brokers
Your enquiry form should include a clear line that the person agrees to receive calls and SMS about the project. Keep a record of where and when consent was given. If someone replies STOP, remove them from future campaigns at once.
Where a project is registered under RERA, include the registration number in launch campaigns as your state RERA rules require, and avoid promising returns or possession dates you cannot commit to. Only use whitelisted URLs for brochures and location links. Public shorteners and unregistered landing pages will be blocked.
Turning site visits into bookings
Most property sales happen after a site visit, so the messages around the visit matter most. Confirm the visit with a map link and a named sales contact, send a reminder two hours before, and follow up the next day with a link to the floor plan on your own domain. If the visitor asks for a callback, assign it in your CRM the same day.
Track the share of confirmed visits that actually turn up and the share of visitors who book. Use your own CRM numbers to judge whether changes to timing or wording help.
Brokers handling resale and rental listings can use the same flow on a smaller scale. A confirmation SMS with the owner's preferred visiting hours saves a round of calls and avoids wasted trips for both sides.
Using WhatsApp and RCS for property buyers
Property decisions need pictures. After the first SMS contact, move interested leads to WhatsApp to share floor plans, walkthrough videos and price sheets. RCS can show a carousel of unit types with a verified builder logo on Android phones. Use SMS for time-sensitive reminders and payment demands, because it reaches buyers even when they ignore chat apps, including NRI buyers on international SMS.
Feed site visit outcomes back into your CRM through our webhooks, so your sales team follows up with leads who visited but did not book.

Plan launch campaigns
Schedule launch SMS within the 10am to 9pm window to opted-in and non-DND lists.
Frequently asked questions
Is bulk SMS for real estate still allowed?
Yes, within DLT rules. Promotional property SMS must use a registered promotional header and approved template, go only to non-DND numbers or people who gave digital consent, and be sent between 10am and 9pm. Messages to buyers about their booking or payments use the service route and are not restricted by DND.
Can I buy a database of property buyers and send SMS?
We do not recommend it. Bought lists usually have high DND rates, the people never agreed to hear from you, and the DPDP Act 2023 requires clear consent for personal data use. Build your own list from enquiries, site visits and expos with recorded consent. It costs less per actual lead.
How quickly should I reply to a property portal lead?
As fast as possible, ideally within a minute. Leads often enquire on several projects at once, and the first builder to respond gets the call. Connect your portal or ad leads to our API through your CRM or Pabbly Connect to send an automatic acknowledgement with your sales contact.
Can I send brochures through SMS?
You can include a link to the brochure on your own whitelisted domain. SMS cannot carry PDFs or images. If the lead has opted in on WhatsApp, send the brochure as a document there. RCS can also show images and buttons on supported Android phones.
What does real estate SMS marketing cost?
Promotional and service SMS are both billed at ₹0.20 per delivered SMS on Starter or ₹0.15 on Business, plus 18% GST. There is no monthly fee. DLT operator charges for registration and headers are separate and paid once or yearly. RCS and WhatsApp are billed separately at their own rates.
